All right, so there's a thing called prompting, which is basically you're asking it questions, right?

What you want to learn is super prompting.

Speaker B:

And that's how I'm creating amazing results with the projects that I'm working on.

And so I'm going to be teaching that, but it's a skill.

I'm a copywriter.

Speaker B:

You've been around.

I got a contract.

I was in the Air Force, I was in the military, and I got a contract, a government contract to do flyers and all kinds of marketing stuff.

And later I became a marketing expert.

Stuttering the gurus, you know, going to events, books, tape seminars, mentorship, coaching, that type of thing.

So I became an expert at direct response marketing.

Then in:

So now to me, real estate, making money in real estate is really easy.

It's not that much of a challenge.

But as you know, a lot of people, they want to be successful, they want to grow, but something's holding them back.

And so what I would do is I would just go into Chat GTP and ask the question, hey.

But not just say, hey, I want to, I want to grow my real estate business.

Speaker B:

It's not going like I want.

Speaker B:

What can I do?

Speaker B:

Right?

Speaker B:

You could ask that question, right?

Speaker B:

But if you ask a very specific question and expand and give it the ideal situation, right?

Speaker B:

If you had a magic wand, Nathan, and you could have the ideal situation, then ask Chat GDP how to actualize that specifically described perfect situation.

And if it's too perfect, if you don't believe it, then just do what I call the next best thing.

Speaker B:

But basically just ask whatever you want, but be as specific as possible and I can give you examples.

Speaker B:

If you give me a challenge, I'll show, I'll, I'll tell you, you know, how to, how to get the answer.

Speaker B:

And then once you get the answer, you're, you're familiar with prom chaining.

Speaker B:

So once you ask a question, then you look at the answer and it's like, okay, what are you going to ask next?

Speaker B:

Right?

Speaker B:

That's called prompt chaining.

Speaker B:

In fact, I have already hypnotized Chat gtp.

Speaker B:

I'm a hypnotist.

Speaker B:

I'm a, I'm a, I'm a copywriter.

I use it in my copy.

I use it in my, my training because I use it for advanced learning.

And you can hypnotize Chat G. Chat GTP won't do anything unless you tell it to do something.

It's not so the people that are afraid, it's not, it's not going to do anything that you're doing, but it's going to do.

It can do it a hundred times better if you apply your skills, your talents, your vision, your goals and use it so you want to.

Did you hear that Microsoft now is including Copilot with the Windows operating system.

It's, it's like a, it's like a chat, it's like Chat gtp.

It's a little AI assistant.

They just launched it a couple days ago and I, and I, over the past couple months, a couple months ago, I told everybody, be careful about, you know, and subscribing to any of these marketing tools or automation tools or AI tools because a lot of them are going to be free and don't, you know, don't sign up for a year subscription because a lot of it's going to be integrated Into Google, into Microsoft, into Apple and we now.

And since then we've already seen it.

So I heard something about chat GPT4.

Speaker A:

Is that, is that something that I don't know anything about it other than hearing about it.

Speaker A:

What is that?

Speaker B:

Yeah, what you want to do.

Speaker B:

There's two versions of Chat gtp.

Speaker B:

When you have a free account, everybody should go to OpenAI.com so chat.OpenAI.com open up a free account and start playing with it.

Okay.

Right, right.

Speaker B:

And, and you can go to my website and I'll give you some prompts, I'll give you some strategies, I'll give you some things to do and examples of, of use cases, ways you can use it to make money and save time.

Right.

But go there and you have chat 3.5 GTP 3.5, that's free.

Speaker B:

GTP 4 is 10 times better.

Speaker B:

But it costs you $20 a month to sign up.

Speaker A:

Sounds worth it.

It's app.

It's absolutely worth it.

And they just released over 80 plugins.

Like, like you have plugins on your Chrome browser or do you have any of those?

Yeah, yeah, I do have it.

So, so you, I'm assuming you pay for the chat GPT4.

Of course, $20 a month, that's a no brainer, brother.

Speaker B:

But you don't have to, you can play with it first.

But you, yeah, it's a no brainer because everybody needs to start using either Chat GTP or their competitors and we can talk about those, but they're all basically chatbots.

You should make it part of your daily work schedule when you're working on your business.

Objective is in key results.

It's, it's just a different way to structure your goal setting.

I'm an expert on goal setting, but I'm not familiar with the name of that model.

Yeah, they call OKRs.

Speaker A:

It's like the, the model that like Google and a lot of the tech companies use that are larger businesses to like.

So everyone's aligned with the objective of the company.

So anyway, I went to Chatbot GPT and I like planning out my life on like a planner, like a written planner.

Speaker A:

And what I did is I went to Chap Chatbot GPT and I wrote out my, I said hey, Chatbot gbt.

Speaker A:

My objective in life is to do, you know, so and so help me develop, help me find out a couple key results that will help me achieve and measure getting to that objective.

Speaker A:

So what it did is said, okay, your objective is to be a, a good father, right?

Speaker A:

For example, I said, do these, these things will help you become a good father.

Speaker A:

You know, spending time, more time with your family, working less.

Speaker A:

So that's just an example of like one part of your life.

Speaker A:

But you could do it in business.

Speaker A:

I did it in health, business, community, all these things.

Speaker A:

And it just whipped out pretty much like a whole structure of my life on how to achieve the objectives I've set for myself, especially in business.

It's really, it's amazing.

I, I know I've done it and it's.

What do you want to accomplish this month, this year, or this week, right?

What do you want to accomplish?

Not just do fill up your time, but it's like, I want to get.

I want to close four deals in the next 30 days, right?

Speaker B:

I want, I want to find them and I want to cash them out, right?

Speaker B:

Or whatever your whole, whatever your investing model is, right?

So it.

You know what to do.

Speaker B:

So, so what you go, you go into Chat GTP and say, hey, I want to find four deals that have a profit amount of at least this within the next 30 days and, and find a buyer and just tell it what you know you need to do.

You gotta find the deals, you gotta find the buyer, you gotta negotiate.

Speaker B:

You got just tell it what you want to do and then what you know to do and says what else can I so what can I do to get that done in 30 days and what else can I do to ensure that it happens in 30 days?

So Richard, I think that's amazing that it can lay out because you could even break it down like what do I have to do daily?

Speaker A:

Create me a daily schedule.

Speaker A:

It'll whip something out.

Speaker A:

My question is how the knowledge is there.

Speaker A:

GPT will give you the knowledge, but what is it?

Speaker A:

How do we take the action?

Speaker A:

The people that are afraid to take the action.

Speaker A:

How does, how can we use GPT to help the people that, you know, they know what they need to do, they're just not doing it.

Speaker B:

They had get really clear on their goals.

Speaker B:

You just taught, you just pulled up how important I just, I just working on my how to make $10aminute with, with AI working on that.

Speaker B:

I asked chat GTP.

Speaker B:

It's like if people are making $10aminute, it seems like everybody's chasing after money, but it's really what the money can do for you, right?

Speaker B:

So it's like what is more important that people don't think about that are distracted away from that they really want.

Speaker B:

And it gave me the list and I said, and I asked it.

Speaker B:

So give me, give me what they're distracted by and tell me, give me a top tip on how to overcome that.

Speaker A:

Wow, it's amazing.

Speaker A:

How long, how long was the list of things that people were distracted by?

Speaker B:

Oh, it usually gives you like 8 or 10.

Speaker B:

But you know what, it usually gives you 8 or 10.

Speaker B:

But I say okay, give me 10 more.

Speaker B:

And then now I have 20.

Speaker B:

Now I say, okay, go ahead and break those into three categories.

Speaker B:

It'll all those things put them in and you don't have to figure out what categories they go and it just automatically does it for you.

Speaker A:

So Richard, for all those that are watching that have listened about how to use AI to growth hack their wholesaling business, for me, if I this is what I've taken from it.

But I, I'm here hearing that if you're unsure of what to do, go get an account.

Ask it what you need to do to get a deal within 30 days and have it break it down and go take action.

And the high level strategy there, Nathan, is you have to have a goal to work on.

Speaker B:

A lot of people don't.

Speaker B:

And a goal has to be smart.

Speaker B:

And when it was telling me the high level things that people have to do, they gotta set smart goals, it told me, I know I've been teaching this for 20 years.

Speaker B:

So you have this expert.

Speaker B:

And so what you want to do is get really clear on a goal that excites you.

Speaker B:

Now, I have a little video that I can get to your folks somehow where I spend.

Speaker B:

I help you identify an income goal, but then I help you get really clear on the intention behind it.

Speaker B:

In fact, you can actually.

Speaker B:

I can give you some prompts now.

Speaker B:

And I don't even have to do it for you.

You can do it yourself.

Speaker B:

So you can do it yourself.

Let's just say 15,000.

All right, so I want to make 60,000 this month.

Wholesaling, you know, real estate.

Yeah, yeah.

Okay.

Now why do you Want to make 60,000?

Speaker B:

Are you committed to making 60,000?

Speaker B:

Are you committed to doing four deals?

Speaker B:

Because if you're not committed to doing four deals, you are not going to take the action.

That's true.

Right.

Speaker B:

That.

So the biggest reason why people don't take action is they're, they're not working on a goal that they're committed to.

Speaker B:

So it's like, you know what?

Speaker B:

So I had a. I have a program called Billion Dollar Mindstorming and one of my buddies that I've known forever, one of my old students, he says he wants to make a hundred grand, $100 million.

Speaker B:

And I said, great, why is that important to you?

Speaker B:

So he told me and basically it sounded like he just wanted to do it, to do it.

Speaker B:

Right.

Speaker B:

I said, so you would be happy with 50 million?

Speaker B:

He said, well, yeah.

Speaker B:

And I said, then why set a goal for a hundred?

Speaker A:

Right?

Speaker A:

Right.

Speaker B:

So why said, I'll go for 60,000 when you to be just as happy with 30.

Speaker A:

That makes sense.

Speaker B:

Yeah.

Speaker B:

So why don't you.

Speaker A:

Driven to do it, Isn't it easier.

Speaker B:

To do two deals instead of four?

Speaker A:

It's less.

Speaker B:

All right, but I would, I would say, okay, set a monthly goal, but commit to it, what are you absolutely going to do?

Speaker B:

And the question is, why do you want to do that?

Speaker B:

And it says, well, if I did two deals, I'm going to be able to do this, this and this.

Speaker B:

You're going to find out what, why do you want to do it and get really clear on the benefits of doing that.

Speaker B:

So it's like, what's important to you about achieving that goal?

Speaker B:

What's it going to do for you?

Speaker B:

How's that going to change your life?

Speaker B:

You know, because we should only be working on stuff that excites us and motivates us.

Speaker B:

Right.

Speaker B:

And we shouldn't be beating ourselves up with goals.

Speaker B:

So a goal is smart, specific, measurable, achievable, relevant to what's important to you and timed.

Speaker B:

It has a deadline.

Speaker A:

I love all that because really, if you can't measure the output of what you're doing, you're not going to achieve your goal.

Speaker B:

It's not a goal.

Speaker B:

A goal that you can't measure is called a value.

Speaker B:

You can't measure it.

Speaker B:

Yeah.

Speaker A:

So then you could, it gives you the actionable steps and you can even go further, like you said, with the.

Prompting, you can say, yeah, what is step number three on your list there?

Speaker A:

Building relationships.

Speaker A:

Establish rapport with potential suppliers by reaching out to them directly.

Speaker A:

Introduce yourself, explain your interest in their product.

Speaker B:

Yeah, so I would, you could say, look, go ahead and tell me, give me a game plan on number three and it will give you a game plan on number three.

Speaker B:

But instead of saying, give me a game plan on number three, because I don't currently have a lot of relationships and I do think it would be one of the most impactful ways to scale my business very rapidly so I can generate at least, you know, 20 grand over the next whatever period of time.

Speaker B:

So if you get really specific, like you said, what can I do to do some whole.

Speaker B:

What was your prompt Your initial prompt.

Speaker A:

Nathan, I could have been more clear, but I said, how do I get a wholesale deal in 30 days?

Speaker A:

Now this could be thinking wholesale deal.

Speaker A:

That's pretty vague.

Speaker A:

It needs to be a wholesale.

Speaker A:

A real estate deal or wholesale real estate deal.

Speaker B:

Yeah.

Speaker B:

So I would say give me a game plan so I can get a real estate wholesaling deal within 30 days.

Speaker B:

But my time is limited because I have a full time job and my resources is limited.

Speaker B:

So I'm looking for free ways to find those deals.

Speaker B:

But I do have some good connections that I network with.

Speaker A:

You know, it's amazing.

Speaker A:

It's absolutely amazing.

Speaker A:

So the thing is, everybody, you could spend hours and days and so much time on this, but you gotta be specific.

Speaker A:

I would go there like Richard's suggesting, and go there with a goal.

Speaker A:

Go there with something you want because this will help you dive in and dissect how you get there.

Speaker A:

Now this also makes me think like, why in the world would anyone ever need a coach or a mentor if they can just go ask all the questions here and I would say the answer why I still have coaches and mentors and I'm still talking to you.

Speaker A:

I'm talking to you and anyone else in my podcast.

Speaker A:

Is, is this information is great, but experience and like actually getting to dive in and have a conversation in relationships, I think it will always trump the AI unless this can build relationships.

Speaker B:

No, you're.

Speaker B:

That's, that's why I'm not afraid because it requires what we do as coaches, as trainers or educators and what, what real estate investors do for other investors and for buyers and sellers.

Speaker B:

I mean, you always have that, what I call human inspired growth hacking.

Speaker B:

It's human inspired.

Speaker B:

It's human instructed.

Speaker B:

It's, it's human integrity.

Speaker B:

Okay, so the artificial intelligence is just a tool.

Speaker B:

Even though it acts like it's alive and everything, it is super smart because it has access to everything on the Internet.

Speaker B:

So if you can tell it, say, look, you have access to all the books that were ever written on creative real estate investing, wholesaling and brrr method pre prompt it with, you have, tell it you have access to all of these things and now give me an answer.

Speaker B:

So when I was working on my how to make $10aminute, one of the things it suggested is like for creating strategic relationships was being a good negotiator, right?

Speaker B:

And I said, oh, interesting.

Speaker B:

So I asked it, who are the top trainers and educators and coaches on negotiations and what are their most popular strategies?

Speaker B:

And, and what are.

Speaker B:

And top.

Speaker B:

You know tips.

Speaker B:

And so I asked it like three questions, and it gave those three answers for each of those top people.

Speaker B:

And I.

Speaker B:

And that's like a little seminar in itself.

Speaker B:

And it's called.

Speaker B:

That's what I call super prompting is.

And the prompt chaining is you get an answer and then you get an idea.

Oh, I want to dive down into negotiating because I want to include that as part of my course.

And then I asked for all the best strategies from all the top people, and I have a list right there.

So after it gave me all those people and all their.

What they're famous for and their best strategies, then I said, okay, now go ahead and give me a list of all of those strategies in categorized by this, you know, marketing or sales or whatever, and create it so as it.
